Co-Hosts
We co-host your property with. As your co-host we do the following:
Creating and Managing the Listing: We write descriptions, upload photos, and set pricing.
Communicating with Guests: We handle inquiries, bookings, and guest communication before and during the stay.
Coordinating Check-ins and Check-outs: We arrange key exchanges, greet guests, and ensure a smooth check-in/out process.
Cleaning and Maintenance: We organise cleaning services and handle minor repairs or restocking supplies.
Handling Issues: We manage guest concerns or emergencies during a stay.
Writing Reviews: We can leave reviews for guests and respond to guest reviews of the property.
- We personally inspect your property prior to us managing it to ensure it is suitable for our Super Host management process
- We provide a list of items that need to rectified before we can commence management such as removal of personal items, a deep clean and servicing of A/C
- We arrange professional cleaning of your property
- We arrange professional photography for your property
- We setup your pricing strategy for your property and review each day to maximise occupancy at 80%+
- We have a customised checklist for your property to provide a consistent clean between guests and check for any damage so it can be charged to the client immediately
- We setup your listing on Airbnb as a co-host with The Property Room
- We allow you to use your property for personal use

What do we charge?
- Setup fee $500 + GST which includes property styling and furnishing advice, initial clean, listing creation and pricing strategy
- Professional photography $300-$750
- 20% + GST of net revenue earned on Airbnb
- Included in our management fee is guest communication, management of in-house cleaning team, daily dynamic pricing, monthly and yearly financial reporting, replacement of consumables and property readiness to ensure your property matches your listing photos each time as new guest arrives.
What is not included?
- Cleaning of your property
- Linen supply and cleaning
- We use our own in-house cleaning company which is also family owned and operated. As a guide we charge $60 to clean a 1 bed unit and $80 to clean a 2 bed unit and $100 to clean a 3 bed unit
- Any damage to your property in the event that it is not covered by Airbnb insurance
