NDIS

What is the National Disability Scheme (NDIS)?

The NDIS is an Australian government program that provides support to individuals with permanent and significant disabilities, aiming to enhance their independence and quality of life.

The NDIS funds a wide range of supports and services, including assistance with daily activities, transportation, therapeutic supports, home modifications, and mobility equipment.

The NDIS was rolled out progressively across Australia, starting in 2013 and is intended to be a permanent program. It was established as a long-term solution to provide consistent and sustainable support to Australians with disabilities. There is no planned end date for the NDIS, and it is expected to continue indefinitely as a key part of Australia's social support system.

The NDIS is funded by both the Australian federal government and the states and territories, with ongoing budget allocations to ensure its continuity. The overall goal is for the NDIS to remain a sustainable and enduring program that supports individuals with disabilities throughout their lives.

NDIS funding was $41 billion in 2023 with 500,000 participants compared to Aged Pension funding of $53 billion and 2.5m participants during the same period.

Why invest in NDIS property?

Investing in NDIS properties have significant advantages of traditional residential property including:

High Demand: There is a strong and growing need for Specialist Disability Accommodation (SDA) throughout Australia especially in areas of large population growth, availability of healthcare and community services and proximity to public transport.
Government-Backed Income: Reliable rental income from government funding paid monthly.
Participant Income: Each of your tenants contribute 25% of their NDIS income on top of the government funding you receive each month.
Attractive Returns: Strong rental yields up to 4 times a traditional residential property making NDIS properties strongly cashflow positive before tax even on 100% debt funding.
Backed by long term leases: Each NDIS property is managed by a specialist rental manager that signs a 5 x 5 x 5 year lease with you as the property owner.
